Some residential construction will be permitted in Cold Brook

Property owners in Cold Brook will be able to get permits for infilling on the existing road that runs through their community.

That’s because of a motion made by Mayor Tom Rose on Thursday that was agreed to by the four other council members in attendance – Deputy Mayor Susan Fowlow, Couns. Don Gibbon, Mike Tobin and Mark Felix to lift the restriction.

There had been a restriction placed on permits in the community due to a well system protection line for the Town of Stephenville, which ran into Cold Brook.

Rose said that on the day after he was elected mayor, correspondence was received by the town from Amir Ali Khan of the Water Resources Management Division of Municipal Affairs and Environment stating that there would be minimum, or no effect on Stephenville’s aquifer from residential development along the road in Cold Brook.

He said with this information, he felt that residents should be able to infill, as long as it’s on property along the main road.

More than 20 residents of Cold Brook had attended a Stephenville town council meeting in November of 2016 asking that the adoption of the Stephenville Municipal Plan and Development Regulations 2014 not go forward because of the restriction on permits.

However, the plan was later adopted by the town and restrictions had been in place up to Thursday.

Cold Brook resident feels great about lifting of permit restriction

Don White, a resident of Cold Brook, said it’s great that property owners in the community will now be able to get permits for infilling on the existing road that runs through their community.

The Stephenville town council passed a motion to life a restriction on development in the town at their regular general meeting this past Thursday.

White said it won’t have a big effect on the older part of the community as there is not a lot of property left along the road there; however, he said there are a number of lots along the road leading into the community that will likely have homes going up on them.

He is aware of some relatives that have land there and who paid $8,000 to $10,000 for their lots, so it’s good that now they’ll be able to apply for permits to build on those.
